Personal Information You Provide
When you create an account or use the Service, you may provide us with:

- Financial Information: Banking details (for Interac e-Transfer and EFT payments), rent payment history, and utility payment records.
- Rental Information: Lease agreements, property addresses, unit details, tenant/landlord associations, and utility bills.
- Identity Verification Documents: Government-issued identification provided for tenant screening and verification purposes.
- Communications: Messages, voice notes, photos, and documents shared through our in-app chat feature.
Information Collected Automatically
When you use the Service, we automatically collect:
- Device Information: Device type, operating system, unique device identifiers, and mobile network information.
- Usage Data: Features accessed, time and duration of use, interaction patterns, and performance metrics.
- Log Data: IP address, browser type, referring pages, and crash reports.
- Push Notification Tokens: For delivering rent reminders, payment confirmations, and chat notifications.
2. How We Use Your Information
We use the information we collect to:
- Provide the Service: Facilitate rent collection, utility splitting, lease generation and management, tenant scoring, and landlord-tenant communication.
- Process Payments: Enable and verify Interac e-Transfer and EFT payments between tenants and landlords.
- Generate Documents: Auto-generate lease agreements, rent receipts, and utility breakdowns.
- Calculate Scores: Compute Tenant Scores based on payment history and streak data to reward on-time payments.
- Send Notifications: Deliver payment reminders, lease renewal alerts, maintenance updates, and chat messages.
- Improve the Service: Analyze usage patterns, troubleshoot issues, and develop new features.
- Ensure Security: Detect, prevent, and address fraud, abuse, and security incidents.
- Comply with Law: Meet legal obligations, respond to lawful requests, and enforce our terms.
3. How We Share Your Information
We do not sell your personal information. We may share your information in the following limited circumstances:
- Between Landlords and Tenants: Certain information (e.g., names, payment status, chat messages) is shared between landlords and tenants associated with the same property as necessary for the Service.
- Service Providers: We share information with trusted third-party providers who help us operate the Service, including payment processors, cloud hosting providers, identity verification services, and analytics platforms.
- Legal Requirements: We may disclose information if required by law, court order, or governmental regulation, or if we believe disclosure is necessary to protect our rights, your safety, or the safety of others.
- Business Transfers: If Livio is involved in a merger, acquisition, or sale of assets, your information may be transferred as part of that transaction.
- With Your Consent: We may share your information for any other purpose with your explicit consent.
4. Data Retention
We retain your personal information for as long as your account is active or as needed to provide you with the Service. We may also retain information as necessary to comply with legal obligations (e.g., Ontario's Residential Tenancies Act record-keeping requirements), resolve disputes, and enforce our agreements.
Rent receipts, lease records, and payment history may be retained for a minimum period required by applicable law even after account deletion. You may request deletion of your account and personal data by contacting us (see Section 11).
5. Data Security
We implement industry-standard technical and organizational measures to protect your information, including:
- Encryption of data in transit (TLS/SSL) and at rest.
- Secure cloud infrastructure with access controls and monitoring.
- Regular security assessments and vulnerability testing.
- Role-based access controls limiting employee access to personal data.
While we strive to protect your information, no method of electronic storage or transmission is 100% secure. We cannot guarantee absolute security but will notify you promptly in the event of a data breach as required by applicable law.

These third-party services have their own privacy policies, and we encourage you to review them. We are not responsible for the privacy practices of third-party services.
8. Children's Privacy
The Service is not intended for individuals under the age of 18. We do not knowingly collect personal information from anyone under 18. If we learn that we have collected personal information from a child under 18, we will promptly delete that information. 9. International Data Transfers
Your information is primarily stored and processed in Canada. In some cases, your information may be transferred to, and processed in, countries other than Canada where our service providers operate.
